About the Project

Dutchess County and its project partners intend to complete a Brownfield Opportunity Area (BOA) Nomination study to develop an adaptive reuse plan and feasibility assessment related to the reuse and redevelopment of the former Schatz Federal Bearings Company, a 20-acre site located on Fairview Avenue in the Town and City of Poughkeepsie. 

The BOA site contains two primary buildings (North and South buildings) that are currently abandoned and dilapidated. These buildings were previously owned and operated by the Schatz Federal Bearing Corporation. There are also numerous additions and smaller structures that have been built around the North and South Factories. These smaller, ancillary structures are in varying stages of decay.

What is the BOA program?

The Brownfield Opportunity Area (BOA) is a state funding program that provides financial and technical assistance to complete area-wide planning efforts to support community revitalization in areas that have been impacted by the presence of brownfields and/or underutilized sites. Study Area

Primary Study Area

The primary study area is made up of three adjacent parcels, approximately 20-acres, where the former Schatz Federal Bearing Company once operated. The Northside Line, a multi-use trail connector, runs along the western edge of the site. While the majority of the buildings in the primary study area have been vacant for over three decades, Sarjo Industries currently operates out of the northern-most building on the site.

Contextual Study Area

Due to the concentrated size of the primary study area, the boundary of the BOA has been extended to include the surrounding neighborhood. The analysis of the neighborhood context will inform the needs and opportunities of the BOA site. The extended neighborhood context encompasses 961 parcels that occupy roughly 330 acres.
